Buyer Tips for Home Inspection Services
- Always try to be present at the time of the home inspection. This way the Inspector can explain
as he goes through the home inspection checklist what he is looking at and why he is including it in his report.
- If you absolutely cannot be there for the home inspection, please try to make the time to contact
the Inspector by telephone and go over the home inspection report.
- After you have contacted the Inspector and set the time and date for the home inspection services, be sure to let
your real estate agent know the details of your appointment. The real estate agent will need to make
arrangements for access to the property at the time and date of the home inspection.
- Verify that the water, electric, and gas utilities are in service, with the gas pilot
lights lit. This is more of problem with vacant houses and usually takes three or four working
days for the utilities to be turned on.
- With vacant houses try to have the air conditioning and heating systems set in normal
mode for at least six hours prior to the time of the home inspection. Hot tubs and pool systems should also
be in operation for 24 hours prior to the time of the home inspection.
- Sellers should be notified to clear items that may prevent access to H.V.A.C.
equipment, water heaters, electrical panels, crawl spaces and attics. Areas below sinks in
lavatories should be visible. Locked areas that the Inspector must access should be unlocked.
